Matt Daly

Having been raised in Port Orange, FL, I have seen the years of incredible change that have made the area such a desirable place to live. Living in New Smyrna Beach and then settling down in Edgewater Florida, I have experienced each city in southeast Volusia County. I have spent over 25 years in the public safety and healthcare industries, allowing me to witness a different side of people's lives and get to know them personally. It is this desire to help people in all of their stages in life that sets me apart from other realtors. As a graduate from the University of Florida, M.E. Rinker, Sr. School of Construction Management, I have a strong understanding of construction and community planning in regard to topics such as land management, flood plain mitigation, and risk assessment. 


As a healthcare provider and educator, I take my role as a patient advocate very seriously. Its through this passion that I have specialized in representing seniors real estate needs. From selling and buying their homes, to downsizing or finding placement within assisted living facilities, I utilize a large pool of professionals to make sure the process is as easy as possible. I have a broad understanding of finance and how to utilize pensions, 401k accounts, and IRAs in real estate transactions. I also deal directly with new home builders that specialize in multigenerational living, allowing seniors to "age in place" and enjoy the company of their families.

As a  local realtor , I understand FEMA flood maps, historical flooding patterns, and which neighborhoods are most susceptible to flooding. I can help buyers determine if a home is in a high-risk flood zone and explain the potential implications.  As a first responder within Volusia County, I have been where maps don't show prior flooding, where some sellers may not feel the need to disclose prior flooding. 


As a local I have seen firsthand growth trends and where everything is going. The large MLS groups allow for members to be located in Tampa to Orlando, and list a home in New Smyrna Beach. Although it is faire to competition, it creates a disadvantage to buyers. Nobody knows Volusia County by land, water, or air than me. Let me use my local knowledge for your benefit.

Representation in new construction sales

 When you buy a new construction, the home’s builder is considered the seller, and the agent representing the builder is called the builder’s agent. Their job is get the most money for the seller at all times. As the buyer's agent I can  often negotiate with the builder on things like paint color or even the style of garage door, especially if the housing development is in the beginning stages. I will make sure that you’re getting the mortgage that works best for your situation.  You don’t want the builder’s agent pressuring you into using their suggested professional unless it’s right for you.  I'll make sure you are receiving the current promotions they may offer, but sometimes "leave out." On new home builds, I will be there for you every step of the way. From progress capture, to a 3rd party new home inspection, I will assure that you are getting the home you are dreaming of with no problems.
